"Fair-faced concrete has to be mixed perfectly—too much water, and it cracks; too little, and the finish is uneven," says James Tan, Nexus's founder. "And we needed 10,000 sq. ft. of it for the walls and desks. The contractor said, 'Plan for delays—concrete is finicky.'"
